Opening Two Properties on the North Fork

The Situation
Two new properties entering one of the most demanding seasonal markets in the Northeast. The North Fork sells hard to high-end leisure travelers in summer, then shifts to localized group and wedding business — and the rate logic, room mix, and distribution stack all have to account for that curve before construction wraps. Both properties needed to open on schedule with rooms selling well before the first guest arrived.
What We Did
- Benchmarked both properties against the Soundview in Greenport — the most relevant North Fork comp — to pressure-test room mix, positioning, and rate ceilings before making distribution decisions.
- Ran a unit-level pricing comparison between summer short-term rental rates in the Hamptons and equivalent unit types on the North Fork to define credible rate headroom for the new product.
- Built and launched a fully integrated distribution stack across both properties: Amadeus iHotelier (CRS), Infor HMS (PMS), and Duetto (RMS) — calibrated to North Fork seasonality and live before booking windows opened.
- Sequenced distribution, rate strategy, and direct-channel positioning so both properties were live and selling approximately 90 days ahead of opening day.
The Result
- Both hotels opened on schedule with no commercial-readiness delays.
- Rooms in market roughly 90 days before opening — giving the sales team real pace data going into the first season, not projections.
- Product, pricing, and distribution aligned to actual North Fork demand patterns from day one.
